Q: CAN I TOUR THE APARTMENTS?
A: Please schedule an appointment online or call our office.

Q: WHAT TYPES OF APARTMENTS ARE OFFERED?
A: 1, 2, 3 and 4 bedroom apartments.

Q: WHAT IS THE PET POLICY?
A: We are a pet friendly community with no breed or size restrictions! Please note that we require a refundable pet deposit of $400, and monthly pet rent ($30/cat, $45/dog). We also require pet registration as part of the application process. A maximum of two pets is allowed per household.


Q: IS PARKING AVAILABLE?
A: Yes. There are free surface parking spots. 

Q: IS SUBLETTING ALLOWED?
A: No.

Q: DO YOU HAVE A WAITLIST?
A: Yes, our waitlist is open. Please contact the site for more details.

Q: IS THERE WI-FI?
A: Resident are responsible for in-home internet service. Common areas will have free WIFI!

Q: CAN STUDENTS QUALIFY FOR RESIDENCY?
A: In general, full-time students are not eligible.  Full-time students are permitted if there is at least one part-time student or non-student leaseholder. However, there are some exceptions to this, so please inquire. 

Q: CAN I RESERVE AN APARTMENT ONLINE?
A: We encourage you to start your online application to reserve your apartment. 

Q: WHAT TYPES OF LEASE TERMS ARE AVAILABLE?
A: Generally, 12-month lease agreements are available.

Q: ARE THERE OCCUPANCY LIMITATIONS?
A: Generally, a maximum of 2 occupants per bedroom is allowed.  See below details:

1 bedroom Limit 2 persons plus one to age 24 months

2 bedroom Limit 4 persons plus one to age 24 months

3 bedroom Limit 6 persons plus one to age 24 months

4 bedroom Limit 8 persons plus one to age 24 months


Q: IS THE BUILDING SMOKE-FREE?
A: Yes, we are a smoke free community.

Q: WHAT PAYMENT IS REQUIRED TO RESERVE AN APARTMENT?
A: To reserve an apartment, an application and $300 earnest money deposit will be required.

Q: WHAT IS THE MAXIMIUM INCOME ALLOWED TO QUALIFY?
A:  Please inquire with our management office to discuss your situation. The maximum income allowed is:

Q: WHAT UTILITIES ARE INCLUDED IN THE RENT?
A: Water/sewer, trash, recycling and hot water heating are included in the rent. The resident is responsible for gas, electricity, cable TV, phone, and internet. A $4.25 utility billing fee/mo will automatically be applied to your account.  

Q: MY INCOME VARIES - HOW DO I KNOW HOW MUCH I MAKE?
A: Look at your last six pay stub's gross earnings. Add all six up. Divide total amount by six to figure out how much income you make per pay period. Multiply that number by the number of pay periods per year. If in doubt, give us a call and we'll help prequalify you!

Q: WHAT IS INVOLVED IN THE APPLICATION PROCESS?
A: A $49 non-refundable fee is required to process your application. A security deposit of 1 months rent is due upon move-in.  A $300 earnest money deposit will also be held until your application is approved at which time this will go towards your security deposit. Applicants will be pre-screened for credit, rental history, and public records. Final approval is contingent upon income verification and tax credit eligibility. If the application is canceled within 72 hours of being approved, the earnest money will be refunded.  The earnest money is non-refundable after 72 hours. Should an applicant not meet the eligibility requirements, the $300 earnest money deposit will be refunded.
